Umesh did his graduation and started cement block business supplying it to builders. It was 90s and when very few people used Cement blocks. He spend a lot of time talking to Builders and Engineers promoting Cement blocks. That’s when he got the idea to start building homes on his own. He started S.V Developers. At the start, Umesh did contract building work. Later bought small plots built and sold it, then he did a small eight apartment project. The success of these projects gave in the confidence to go for bigger projects. His quest for value addition is seen through out his career. He converted some of his apartments into Service apartments and just started Classic-Inn Service Apartments. Currently there are two service apartments – Classic-Inn and Classic Richmond. Umesh is very particular about getting interiors pleasing and functional. It can be observed in his service apartments. Friends have played an very pivotal role in shaping Umesh’s Career. He regards them as his mentors and whom guided him to success.
Umesh is now a Managing director at Aspire Mansions that has a passion to deliver differentiated spaces to his clients. That’s the reason , he brings in young, innovative, energetic and smart architects to design his projects and usually do not take the services of the same architect for similar projects. Architecture, he feels is the heart and soul of the project. One of the things that Aspire Mansions focuses is to cut down the unnecessary common spaces in their projects and utilize space optimally. Generally, there are many corners in the apartments that cannot be used but still the clients have to pay for it.
Umesh believes in customer feedback and Market research more than any internal metrics. They take feedback from the current buyers and make them participate in their future projects to design better spaces. For example, the utility area in the earlier projects used to be small. It is now good enough to put in Washing machine, Utility almirah and have storage space. Earlier the kitchen platform used to be a 40 mm Granite slab. What they found is that increasing number of clients go for modular kitchen and they do not use the granite and the support walls. Now, Umesh provides a 2o mm slab without support walls. It saves cost to clients. Another detail is that bedrooms used to have slabs for storage, which is not a standard now. The projects are senior friendly as well. For example, the stair case step height is not more that 6 inches and adequate width is maintained. There are ramps in many places to enable them to move easily. Cross ventilation is provided at every apartment and Atrium for central lung space is a standard feature in their projects.
Umesh personally spends a lot a time at the start of the project to choose the right materials for the project. Be it the vitrified tiles, sanitary ware, lifts, wires, locks, handles, hinges, steel, cement and any other product. It will be the best that is available in the market where service is not a problem for the apartment owners later when they move in. Quality is not compromised as a matter of principle.
Aesthetics is another cornerstone in his projects. Be it the concealed pipes in the buildings, walkways, elevation and all the thing that make small difference.
In his view, any customer who is looking to buy an apartment has to look at three things:
- Documentation – It is the most important and people get conned very easily. Take it to the advocate, vet it and make sure it is right at every angle.
- Selection of the place. It has to be decided by where you work, commute or ROI.
- Quality of the construction and make sure that what is promised is delivered. Eg. Sqft on paper has to match
